It almost always surfaces the same way. A home inspection or an insurance application turns up active knob-and-tube, and the carrier makes coverage conditional on it being de-energized or replaced. Many carriers restrict it, surcharge it, or decline to write the policy at all, and some will bind coverage only with a deadline attached.

That puts the work on the critical path to your closing, which is not a comfortable place to be. What we do is straightforward: come out, trace what is genuinely still live, and give you a written scope and price rather than a guess. In a lot of Grand Rapids homes there is far less active knob-and-tube than the inspection report suggests, because previous owners already replaced parts of it.

When the work is done you get documentation describing exactly what was de-energized or replaced. That is normally what the carrier and the lender are looking for.

Two ways to solve it

De-energizing versus a full rewire

These are different jobs at very different prices, and which one you need depends on your house and on what your carrier is asking for.

De-energizing the knob-and-tube

We disconnect every remaining knob-and-tube circuit at its source and re-feed the outlets, switches and fixtures it served from new wiring. The old conductors are left dead inside the walls, because pulling them out would mean opening up the house for no safety benefit.

This is usually what satisfies an insurance requirement, and it is usually the faster and less expensive route. What it does not do is add capacity or modernize the rest of the system.

A full rewire

New circuits throughout, a properly grounded modern system, new devices, and whatever panel and service work is needed to support it.

This is the right call when you are renovating anyway, when the service is undersized for how you actually live, or when there is enough other aging wiring in the house that doing it once makes more sense than doing it twice.

We will tell you which one your house actually needs. We would rather quote the smaller job and be right about it than sell you the bigger one.

What it is

What knob-and-tube wiring actually is

Knob-and-tube was the standard way to wire a house from roughly the 1880s into the 1940s. The hot and neutral conductors run separately rather than bundled together, supported on ceramic knobs and passed through ceramic tubes wherever they cross a joist or stud. That spacing was deliberate — the system was designed to shed heat into open air.

There is no ground. It predates grounding, GFCI and AFCI protection entirely. Splices were twisted, soldered and then taped, and they were frequently made in open air rather than inside a junction box. The insulation was rubber or cloth, and eighty to a hundred-plus years on it goes brittle and cracks, particularly anywhere someone has disturbed it.

Worth being clear about one thing: knob-and-tube is not illegal. Existing installations are grandfathered, and having it does not put your house in violation of anything. What the code does prohibit is concealed knob-and-tube in hollow spaces filled with insulation — that is NEC 394.12, and it is the reason an attic insulation project so often forces this conversation.

Why we see so much of it here

Grand Rapids has an unusual amount of housing from exactly the right era. Heritage Hill is one of the largest historic districts in the country and most of it went up well before modern wiring existed. Eastown, Creston, Alger Heights, Ottawa Hills and much of the West Side are the same story.

What we find in practice is almost never a whole house on original wiring. It is partial. Someone rewired the kitchen in the seventies, someone else added circuits for a basement remodel in the nineties, and the original knob-and-tube is still quietly feeding bedroom outlets and ceiling fixtures on the second floor.

That is usually good news. It means there is less live knob-and-tube than the inspection report implies, and a smaller job than you were bracing for.

Most of these homes are lived in while we work, and many of them have plaster, original trim and floors worth protecting. We fish new wire through finished walls with as little opening as we can manage, we protect the surfaces we are working around, and we clean up before we leave.

On larger jobs we work in phases, room by room or floor by floor, so you are not without power in the whole house or moving out. We pull the permit with the City of Grand Rapids and meet the inspector on site, which matters here — that inspection record is often part of what satisfies the insurance company.

Usually, yes, and it is worth calling us early rather than late. Tell us your closing date on the first call and we will work backwards from it. The first step is a visit to trace what is genuinely still live, because that determines whether this is a two-day job or a two-week one. In many Grand Rapids homes previous owners already replaced part of the original wiring, so there is less to do than the inspection report suggests. Once we know the scope you get a written price and a realistic date. If your timeline is genuinely too tight, we will tell you that too rather than take the job and miss it.

No. Existing knob-and-tube is grandfathered, and having it in your house does not put you in violation of the electrical code. That is worth saying plainly, because a lot of what gets written about this online implies otherwise. What the code does restrict is specific: concealed knob-and-tube cannot be buried in insulation, under NEC 394.12, and it generally cannot be extended to serve new circuits or additions. The pressure to remove it usually comes from insurance carriers and lenders rather than from any code requirement. Intact, unmodified, properly fused knob-and-tube is not automatically dangerous. The risk comes from brittle insulation, amateur splices, oversized fuses and insulation contact.

De-energizing means we disconnect every remaining knob-and-tube circuit at its source so no current runs through the old conductors, then re-feed the outlets, switches and light fixtures that circuit served using new wiring. The original conductors stay in the wall cavities, dead. We leave them because pulling them out means opening up plaster and finished surfaces throughout the house for no safety benefit at all — the hazard is electrical, and once the wire has no power in it, that hazard is gone. For most insurance requirements this is what satisfies the carrier, and it is normally faster and less expensive than a complete rewire.

Almost never, and you should be cautious about anyone who insists on it. Once a knob-and-tube circuit is disconnected and dead, leaving the conductors in the wall is standard practice and safe. Removing them means opening walls and ceilings across the whole house, which turns a manageable electrical job into a demolition and plaster project. In a Heritage Hill home with original plaster and trim, that is a great deal of damage and expense for no gain. There are exceptions — if walls are already open for a renovation, we will pull the old wire while we have access, because at that point it costs almost nothing.

In most cases yes, but the honest answer is that it depends on your specific carrier and how they worded the requirement. Some ask for knob-and-tube to be de-energized, some say removed, and a few want a licensed electrician to certify that no active knob-and-tube remains. Those are different asks and they matter. Before we quote, we will ask you what exactly the carrier put in writing, and if it is ambiguous it is worth a phone call to your agent to clarify. We provide documentation describing precisely what was disconnected and what was replaced, which is normally what the carrier needs.

Less than you probably think, in most cases. It is unusual for us to find a Grand Rapids home running entirely on original wiring. What we typically find is layers: a kitchen rewired in the seventies, circuits added for a finished basement in the nineties, and the original knob-and-tube still feeding second-floor bedroom outlets and ceiling fixtures where nobody had a reason to open the walls. Tracing it properly is the whole point of the first visit. We identify which circuits are live, where they run and what they feed, and that is what the price is built from rather than a guess based on the age of the house.

Not over active knob-and-tube. NEC 394.12 prohibits concealed knob-and-tube wiring in hollow spaces that are filled with insulation, and the reason is the design itself: the system relies on air circulating around the conductors to carry heat away. Pack insulation around it and that heat has nowhere to go. This catches a lot of homeowners out, because it usually surfaces when an insulation contractor or an energy audit flags it partway through a project. If you are planning to insulate an attic in an older Grand Rapids home, it is worth having the wiring looked at first — it is far cheaper to sequence the two jobs correctly than to undo insulation later.

Less than you fear if the work is done carefully, though we will not pretend there is none. Running new wire through finished walls means some access holes, and in a plaster house those need patching afterwards. We plan runs to use closets, basements, attics and existing chases wherever possible, and we would rather spend an extra hour fishing a wire than cut an extra hole. Original trim comes off carefully and goes back. On homes in the historic districts we take this seriously — the character of the house is most of its value, and an electrician who leaves a trail of damage through it has not actually done you a favour.
